Alpine Meadows is an idyllic location for mountain living located a scenic valley surrounded by granite peaks with the Truckee River at its base and Alpine Meadows Ski Resort (now part of Squaw Valley Ski Resort) at the top and minutes from Tahoe City, Lake Tahoe and Truckee. Neighborhoods of Alpine Meadows
Alpine Meadows Estates is the largest subdivision within Alpine Meadows. Many properties have spectacular mountain views or nestled along the bank of Bear Creek which runs through the valley. Alpine Meadows Estates does not have an official homeowners association, but an optional association known as the Alpine Meadows Estates Association informs members on neighborhood issues and events which anyone may join. Homes start around $600,000.
Bear Creek neighborhood, located near the top of the valley next to Alpine Meadows Ski Resort. Its proximity to the ski resort is very convenient for those seeking fresh tracks on power mornings. It is named after Bear Creek which flows through the entire valley. Homes located in Bear Creek have an on-site property manager for snow removal included in their HOA as well as access to Bear Creek Pond, a fresh water pond with sandy beach and picnic area. Home prices range from $800,000 to $3M+. Creek front settings demand the higher prices.
Juniper Mountain subdivision is a desirable neighborhood in Alpine Meadows due to its sunny location and panoramic mountain and valley views. Many properties enjoy vistas of Alpine Meadows Ski Resort and majestic granite peaks which increase demand thus home prices. The HOA covers road snow removal and maintenance. Homes start around $900,000.
Alpine Peaks neighborhood is on the backside of Alpine Meadows Ski Resort. Residents can walk or park to access Sherwood Lift for skiing. Access is off Hwy 89 on Tahoe’s West Shore up Ward Creek Rd. The Tahoe Rim Trail at the Ward Creek Road Trailhead offers summer hiking to Twin Peaks to the south and Paige Meadows to the north.
Condominiums
River Run condominium complex is located along the bank of the Truckee River in Alpine Meadows. Units enjoy riverfront settings and HOA amenities consist of pool, tennis sauna, and hot tub. This desirable complex is approximately three miles from Alpine Meadows and Squaw Valley ski resorts and four miles from Lake Tahoe. River Run complex is a short walk to River Ranch Lodge and Crest Cafe. Condos have ranged from $350,000 for a 1BR to $900,000 for a 3BR with garage.
Alpine Manor I and Alpine Manor II are two adjacent complexes located next to River Run each with its own HOA. Units in both enjoy mountain views, benefit from having Alpine Springs Park across the street and are close to Alpine Meadows Ski Resort, Squaw Valley, and Tahoe City. Originally all were built as 3BR with a garage with open beam vaulted ceilings. Some owners have converted garages and high ceiling space into additional rooms. Alpine Manor I is comprised of eight units in two buildings. The Alpine Manor II has twenty-four units located in six buildings and features a pool with cabana. Dues for Alpine Manor II are subsidized by wireless access easement contracts owned by the HOA which provide supplemental income. Condos start at $450,000.
Alpine Meadows Condominiums, Alpine Place and Scott Peak Condominiums are within walking distance to Alpine Meadows Ski Resort making these complexes very desirable. Two, three and four bedroom options are available and have ranged from $300,000 for entry-level units to $500,000+ for higher end, remodeled properties. Summer hiking and mountain biking trails are right from the parking lots.
Alpine Meadows Ski Resort
Alpine Meadows offers high elevation open bowls, glades, top to bottom groomers and unpatrolled backcountry access located just 3.5 miles north of Tahoe City. In 2011, Alpine Meadows was purchased by Squaw Valley Ski Holdings, LLC. Skiers and riders can now access 6,000 skiable acres, 43 lifts and 270+ trails on the same ticket. Shuttle buses currently run between the mountains so people can enjoy the best of both mountain resorts. Plans are underway to connect the two resorts via lift access over the White Wolf property owned by Troy Caldwell.
Alpine Springs Community Park
This gated recreational facility is a beautiful park in an alpine setting open to the public on a pay-per-use basis or seasonal pass. Being located in Alpine Meadows is a huge bonus for owners of Alpine Meadows real estate. It has a large grassy ball field, volleyball court, spring fed pond for swimming, sandy beach, tennis courts, BBQ facilities, and restrooms. For a reasonable fee, groups can reserve the park to host special events.
